LeaseRedFlag is a US 50-state residential-lease decoder. We flag the 12 most-litigated lease clause types — late fees, security deposits, auto-renewal, attorney-fee shifting, habitability waivers, arbitration, holdover multipliers, and 5 more — and link each one to a primary state-legislature citation when verified, or to a clearly-marked "pending verification" placeholder when not.
We are not a law firm. We don't represent you, we don't practice law, we don't generate the legal answer with an AI. The classifier identifies which clause type your text triggers; the rule for your state comes from a static, primary-source-cited ruleset committed in this repo and re-verified annually.
Reviewer attribution
Before launch, every state-clause cell that ships in production will be reviewed by a named real-property or consumer-tenant-rights attorney — bar number, state of admission, LinkedIn, last-verified date — and no per-cell reviewer is in place yet. Today, verified cells carry a primary state-legislature citation and a last-verified date, but not yet a named attorney sign-off.

We're recruiting from consumer-protection / legal-aid networks and tenant-rights specialty practices. Real attorney with verifiable credentials replaces this block before production launch. No fabrication.
Editorial discipline
- Primary sources only. We cite state legislature URLs (and Cornell LII archives where the legislature is hostile to deep-linking). Never paraphrased from Nolo, RentPrep, or any secondary commentary as authority.
- Last-verified dates. Every cell has an ISO YYYY-MM-DD verification date. State landlord-tenant law evolves annually; cells older than 12 months re-enter the verification queue.
- Visible placeholders.When we don't know, we say so. Unverified cells render a "pending verification" pin, never a guess. The state-legislature landing link is always present so you can verify directly.
- Calm-corrective tone.Tenants reading a lease are anxious enough; we don't amplify panic with alarm-red or scales-of-justice imagery. The audience is either pre-signing (worried) or in a dispute (worried) — both deserve plain English.
- No predatory affiliates.We don't promote eviction-mill operators, tenant-screening data resellers, or any operator with active FTC consent decrees. Brand-trust is more valuable than any single CPL.
Who builds this
Operated by a U.S. LLC (formation pending). We're a small US-market independent publisher — no investors, no advertisers, no property-management partnerships, no relationship to any landlord or tenant-screening operator. The site is editorially independent of any affiliate whose link may appear on it.
